Running up that… mill?

This Grade II listed riverside home is full of surprises: not only was it once Kate Bush’s house, but it dates back as far as 1800 – and the remains of a Georgian paper mill can be found in the garden. (Oh, and the entire estate runs on hydropower, courtesy of an Archimedes screw.) Sound intriguing? Take a look…

Inside A Grade II Listed Georgian Mill That Was Once Kate Bush’s House

Perched on the River Kennet in Theale, West Berkshire, this handsome home has a whole lot of stories to tell: in 2011, the current owners purchased it from none other than Kate Bush, who had transformed some of the outbuildings into a rehearsal space and a recording studio.

Orangery with floor-to-ceiling windows and a large living space.

Looking back as far as the 19th century, however, the property contains the ruins of a historic Georgian paper mill, and the river now provides enough hydropower to allow the estate to run self-sufficiently.

Inside the main house, you’ll find five reception rooms (including a living room, drawing room and library) as well as a spectacular orangery sitting within a 500 square-foot glass extension. There are four bedroom suites and two kitchens (a sleek Smallbone kitchen and a secondary prep kitchen).

Kitchen with wooden cabinets, a marble-topped island and large windows.

The estate itself spans 22 acres and encompasses pristine lawns, a walled rose garden, and fields dotted with livestock. There’s also the mill to explore, of course, alongside a two-bedroom cottage and the former recording studio, which is now an elegant three-bedroom guesthouse.

Large bedroom with white fitted wardrobes.

As if all of this wasn’t impressive enough, the estate boasts rather impressive eco-credentials thanks to the Archimedes screw providing plenty of hydropower – and the main house is heated and cooled via air source heat pumps. You won’t find another eco home quite like this one…
