From kitchens and bedrooms to bathrooms and even spare rooms, the experts are busy making predictions about the biggest interior design trends for next year – but what’s the forecast when it comes to property? Here are all the luxury property trends we expect to see in 2025.

Wellness Homes
Having enough space for a gym in your garage (or your spare room) might be a luxury in itself, but it seems that ultra-high-end homes are now transforming the definition of the home gym. Forget a stack of dumbbells and a bench press; super prime properties are now ‘wellness homes’ in their own right, boasting everything from saunas to yoga studios and ice baths.
‘Ultra-luxury residences are increasingly designed with wellness in mind,’ explains Kate Donneky, managing director of Rhodium. ‘This means considerations like biophilic design, natural light, and air quality enhancements, but buyers are also looking for yoga, meditation and fitness spaces. Amenities like cryotherapy chambers are becoming more popular, too.’
Just like this rather spectacular wellness home in Notting Hill, ‘saunas and ice baths are now becoming must-haves, from stand-alone portable baths to built-in luxury baths inside and outdoors,’ says Oliver Sanhaji, prime central & Northeast London specialist at Middleton Advisors.
Perhaps the most niche item on the wellness wishlist, however? Lakes and ponds. ‘Since wild swimming has become increasingly popular, we’ve had several clients looking for natural lakes or ponds they can swim in,’ says Gemma Maclaran, Cotswolds advisor at Middleton Advisors. ‘They want to create a mini outdoor wellbeing centre, with cold water swimming areas, saunas, and meditation spaces.’
Garden Bathrooms
According to the experts at Strutt & Parker, another property trend emerging from high net worth buyers relates to homes with a larger number of bathrooms – including rather curiously named ‘garden bathrooms’.
‘For country and waterside homes, a “garden bathroom” in the boot room is a huge selling point,’ notes Oliver Custance Baker, head of Strutt & Parker’s National Country House Department. ‘Much like dog showers in utility rooms, these increasingly sought-after bathrooms provide a place to rinse off after a dip in the sea or getting muddy in the garden – and are the perfect balance of practicality and luxury.’ Who needs the humble garden hose when you have an entire bathroom to do the job?
Branded Residences
The demand for five-star services in luxury developments sees no signs of waning in 2025, and neither does the prevalence of branded residences – both in the UK and beyond.
‘The branded residences surge is thanks to increasing collaborations between real estate developers and luxury brands like hotels, fashion houses and automotive brands,’ says Kate. ‘Buyers value the association with iconic names and the high standard of service, design and amenities that come with them.’
From Raffles at the OWO to Six Senses at The Whiteley, some of London’s biggest property launches in the last few years have represented landmark collaborations between hoteliers and developers, offering residents the chance to experience five-star luxury within their own homes. Alongside state-of-the-art fitness facilities, cinemas and members’ clubs, this means at-home spa treatments, access to exclusive events, and 24-hour concierge services. (At The Whiteley, staff are on hand to arrange everything from dog grooming to wine storage.)
Further afield, branded residences are popular in Dubai, Miami and New York, but you’ll also find hotspots in France – a particularly enviable example is Les Bordes estate in Loire Valley, which boasts another set of Six Senses homes with a focus on world-leading equestrian facilities (think riding clinics, a resident vet and even an on-site equine masseur, with an equestrian performance centre designed in partnership with gold medal-winning Olympic showjumper Scott Brash).
Leisure and offerings like these are a standout feature of branded residences, especially on larger private estates; take Porto Montenegro’s wellbeing-focused SIRO homes, which are complete with fitness and recovery labs, padel courts and even soundproofed rooms with temperature-controlled beds.
Future-Proof Homes
While sustainability has long been a buzzword in the property world, how exactly are developers (and buyers) approaching it? ‘Many developments are integrating sustainable building materials and energy efficient technology in order to appeal to environmentally conscious buyers, with green building certifications like LEED and WELL becoming key selling points,’ says Kate. ‘This is especially relevant for buyers who consider purchases as an investment, ensuring that their properties will not depreciate with substandard environmental credentials as the consequences of climate change become even more apparent.’
Technology-Enhanced Living
From virtual assistants like Alexa to smart heating and EV chargers, in-home tech is already becoming commonplace – but it’s set to open up an entirely new level of convenience. ‘Properties will be equipped with advanced home automation systems, allowing residents to adjust everything from temperature to security, entertainment and lighting via mobile apps,’ predicts Kate.
She also anticipates a demand for ‘AI-enhanced concierge services and even property maintenance anticipating a resident’s needs before they arise.’ Just take a look at revolutionary brands like V-Zug, a carbon neutral Swiss-based company whose kitchen appliances are controlled via an app: whether you’re looking to remotely control your dryer, receive alerts from your oven, or adjust the temperature of your wine fridge, you can do it all at the touch of a button, as well as seamlessly updating each appliance’s high-tech operating system – just like an iPhone – to ensure it’s always kitted out with the latest features.
