Take a look inside Walthamstow’s new build-to-rent development

Glittering developments with bowling alleys and karaoke rooms certainly sound impressive, but how do you make them feel like home? At The Eades, a brand new build-to-rent project in Walthamstow, you can expect plenty of exciting amenities, but there’s a real emphasis on community and wellbeing, too. In fact, one of the development’s state-of-the-art guest suites – which are all bookable for residents’ family and friends – has been designed based on the principles of colour psychology. Here’s everything you need to know.

Colour Psychology & Community Living: Inside The Eades, Walthamstow

Living room with pale blue walls, circular wooden dining table and large potted plant

Can paint colours really improve your mood? Colour psychologist and Walthamstow local Laura Perryman certainly thinks so. As 495 new homes are unveiled at The Eades, Laura has transformed one of the development’s exclusive guest apartments using the principles of colour therapy – alongside two other suites designed by local design collective STORE Projects and interior design studio ADC Atelier.

‘Colour is not just something we see; it’s something we feel, and it has the power to shape our emotional and mental wellbeing,’ she explains. In the suite’s living room and kitchen, warm tones create a calm and welcoming environment, with pops of orange, green, pink and blue introduced via textiles and ceramics. (The William Morris Gallery – something of a Walthamstow landmark – also provided fabrics for the space.)

While this neutral colour palette aims to put the mind at ease, moody colours in the bedroom are associated with deep sleep. High-contrast shades like dark red, pink and blue are layered using patterns, textures and even flooring, marking out this room as an area dedicated to relaxation and switching off. In the bathroom, meanwhile, dark ebony and walnut woods are complemented by rich gold accents and plenty of greenery, all creating a distinct feeling of tranquility which you might be hard pressed to find in simple rental units.

This might be just one guest suite within a much wider collection of homes, but there’s a meticulous focus on colour and vibrancy throughout The Eades – from the sprawling roof terrace to the private kitchen and dining room. There’s even a picture-perfect co-working space and a wellness area (which happens to encompass a gym, yoga studio and treatment room), both of which were brought to life by Nicemakers, the Amsterdam-based studio responsible for designing The Hoxton.

‘The Eades brings something new to Walthamstow – a new standard of living that combines world-class design with the area’s creative energy,’ says Leandro Mutti, the development’s general manager. ‘Proud to be joining this vibrant community, we’ve created a long-term rental space with flexible living, exceptional amenities, and everything modern renters need.’ Design-led living certainly sounds like the way to go…
